The building is built as ok and not very high end but they don’t have a good team for checking before hand over as they should have and One Housing is the worst management company in the uk. Compare to other developers and the same price in other London area is expensive.

Street is very good location from public view however the lane in the middle is not a good example for all public

Not very good just acceptable most of equipment inside flat

Service charge is not fair for new buildings and it should not be like it

The building is cleaned regularly and the bins are replaced frequently which is great. I'm enjoying living here as a single person, I chose the flat because of the location and lovely design of the property which has a huge south facing window and balcony.

Please tell us about the good and bad aspects of living in your local area:

Great transport links with the tube, overground, A406 and buses so close. My flat faces out to a busy road so can be noisy, but if the windows & doors are shut you can't hear anything. Only a pain when its hot and yo need them open. Lots of shops and a retail park near by, also a beautiful large park 5 mins away. Flat is super light and modern, designed very well. 1 bed flats do not have parking available.

How has the building management responded to any problems or issues you have raised:

They have been slow to respond, but have been advised that there has been a huge change in staff, I shall wait to see if my query is resolved soon...

Please share one thing (or more) which you wish you had known before you moved in:

How hot the flat which is great but also sometimes too hot, especially as its too noisy to open the windows when im working from home. So make sure you get good blinds and a fan!

As one of the first people to move into this development having purchased off plan, I have been very impressed with this development. Like all new builds there have been some issues but what’s important to me is how quickly issues have been resolved. If I was to improve something I’d make the development courtyard private to residents only but this is not a big deal. Neighbours are nice and quality of build is good.

Please tell us about the good and bad aspects of living in your local area:

Great location right by the a406 and close to an overground and underground station. The good quality build means you don’t hear the traffic from the house. Supermarket opening across the road and loads of commercial spaces in the development. There is so much potential.

How has the building management responded to any problems or issues you have raised:

Yes, every time I have raised an issues it has been urgently dealt with. It may be because the builders are still on site but I am impressed.

There is a great community being built here. We have a development Facebook group and WhatsApp group where we regularly communicate.

Excellently finished flats, with great choices in terms of kitchen, bathroom and doors etc. Lots of space and lots of storage for 1 bedroom flat. Aftercare sales team is very helpful if fixing minor snags. No Major issues. Bins collected regularly, commons spaces cleaned routinely, windows and outdoors spaces well maintained.

Excellent location for travelling. Less than a 10 minute walk from overground and underground, north circular and even excellently connected by bus and cycle routes. Convenience and superstores all with in walking / short drive. Perfect location for young professionals. Extremely good value for money compared to other developments I looked at.

How has the building management responded to any problems or issues you have raised:

After sales team have been very quick to resolve minor snagging issues once reported. 2 year after sales care is a great comfort.

Please share one thing (or more) which you wish you had known before you moved in:

The noise of the weekly rubbish bin collection disrupts my sleep, as the collection is scheduled very early in the morning (6am) and is very loud outside my window.

Over the last three years, this new development has had no clear line of responsibility for both property and building management. Although things are improving, there were no defined lines of communication. Management was not proactive, slow to respond to requests and unresponsive.

Please tell us about the good and bad aspects of living in your local area:

Transport links are good. Bin collections have improved. There are a limited number of good restaurants and Pubs within a mile radius. A little further away are all the big Supermarkets. Parking spaces are at a premium because of the railway stations. Traffic noises are moderate due to the proximity of the North Circular road. Car thefts, catalytic converter thefts and petty crimes are comparable to other areas. The saving grace are the number of green spaces and parks in the neighbourhood.

How has the building management responded to any problems or issues you have raised:

Things are improving but over the first three years of this new development, responses were slow. Cleanliness of the buildings has been particularly disappointing.

Please share one thing (or more) which you wish you had known before you moved in:

Ask for a detailed explanation of how the Annual Service charge will be spent. Ask for a proper demonstration of how new innovative systems work, such as ventilation. Ask about the annual maintenance of new systems and whom to contact.
